Updated June 27, 2025, by Sean Murray:Saving Oskar in Lady Jannath’s Estate can be a tricky bit of business, which is why we’ve updated this guide to make it a little easier. We’ve given this guide our latest formatting and also links to other helpful BG3 topics.
Where Is Oskar In Baldur’s Gate?
To find Oskar in Act Three, you must firstgain access to the Lower City of Baldur’s Gate. The Lower City is past the inaccessible bridge north of South Span of Wyrm’s Crossing waypoint.
You must find a way toconvince the Flaming Fist guards to lower the bridgeand let you pass. There are many ways you may access the Lower City, which you canread about in our guide here.

Once in the Lower City, you want to head west, passing Lower City Central Wall and Bloomridge Park, until you reach a mansion called Lady Jannath’s Estate. Lady Jannath’s butler will be outside muttering to himself.
Upon entering the mansion you will hear smashing and see chairs flying across the room. These chairs can hit you and will deal damage to you if you are not careful. You canfind Lady Jannath and Oskaron the second floor, in the bedroom.

If you have Volo’s Ersatz Eyeorconsume anElixir of See Invisibility, multiple poltergeists will make themselves knownand initiate combat with you throughout the house. If you do not enable See Invisibility, you can just walk by and head up the stairs to Lady Jannath.
Lady Jannath will let you know thatOskar is possessedand will ask you to find a way to end the curse. No matter what, by speaking to Lady Jannath and Oskar,a fight will start.

How To Subdue Oskar
Lady Jannath asks you to subdue Oskar using non-lethal attacks. You canenable non-lethal attacks in combat by selecting Passivesat the bottom of your HUD, beneath your spells. After being enabled, any melee attack you perform will be non-lethal for all party members. Spells do not count.
How To See The Ghosts
You need some way to see invisible creaturesto kill the poltergeists in the fight. There are multiple ways to see invisible creatures:
As long as you subdue Oskar here, the ghosts will disappear from the roomandthe fight will be complete.

Before you continue the quest and head up to the third floor, you will want to leave and start another quest line. You cannot complete Oskar’s quest further without completing this next questdetailed below.
How To Break Oskar’s Curse
You can get to the top of Lady Jannath’s house andfind the source of the possessions, butyou won’t be able to stop itand will be stuck in tough combat until you can leave the house again.
You need toacquire the Torch of Revocation to remove the curse placed on Oskar. A certain character hiding in Baldur’s Gate is holding this torch and requires your services.

Head back tothe beginning point of theLower City, near Basilisk Gate. Head west, toward Sorcerous Sundries then head south.
There is a building off the water south of the Heapside Strand waypoint. There is seemingly no way to enter this building.Head to the west side of the building to find a stone doorway. Upon inspection, your character should find that it is magically sealed.

Toopen the magically sealed doorto Philgrave’s Mansion, you can use a variety of methods. You mayuse the spell Knock, which unlocks magically sealed objects. You may also use your strongest tank, such as Karlach, andbrute force your way throughthe wall.
Once inside the mansion, the being known asMystic Carrionwill ask you tofind the body parts of one of his men, Thrumbo. The problem is, he doesn’t know where they are or where Thrumbo is.

Where Is Thrumbo In Baldur’s Gate?
Thrumbo is pretty close to Philgrave’s Mansion. Leave the mansion andhead back to the Heapside Strand waypoint. Walk past the stairs until you find the balcony broken to your right. There aresome vines leading down into a small shack. Inside the shack, there is blood leading to a wardrobe.
Interact with the wardrobe as if you were looting it. Thrumbo will jump out. If you are playing morally good, you should want to save Thrumbo from the Mystic Carrion’s enslavement.

To help Oskar, you only need the Torch of Revocation.Either kill Thrumbo hereorpickpocket the Jar of Mystic Carrion’s Heart from his person.
The jar located on Thrumbo’s person is one of the many body parts of Mystic Carrion.Acquiring this gives you the upper hand against Mystic Carrion. By handing the jar over to Mystic Carrion, you’re able to convince him toincrease your reward and hand over the Torch of Revocation.

Mystic Carrion will still desire Thrumbo’s body parts as per his side quest, so you must still complete his quest, but for now, you canreturn to Oskar with the torch.
If you may’t convince Mystic Carrion to give up the torch, you can find a way tosteal itfrom the Gilded Chest behind him, complete his questin full, orkill him.
How To Get Up The Stairs In Lady Jannath’s Estate
Once you have the Torch of Revocation, head back to Lady Jannath’s house. As you enter the stairwell, you will be affected by Phantasmal Force for ten turns. As you go up the stairs, Cursed Skulls will Thunderwave you back down. The challenge here isgetting at least one party member to reach the attic above.
Like before, there are invisible poltergeists that need to be revealed if you plan to defeat them. Our advice is thatyou do not need to defeat every ghost. All you have to do is ensure someone gets upstairs. Even with the poltergeists gone, the Cursed Skulls will deal damage and push you back downstairs.
The Cursed Skulls will only push you back the first time you find them. Six Cursed Skulls are leading up to the top floor, so you will be pushed back by Thunderwave six times trying to get up.
The Cursed Skulls are weak to Fire and Force damage, but because their toughness is Greater, your single attack must be 50 damage. If you want to get up the stairs, the best thing to do isuse theRemove Cursespell.
you’re able to avoid the stairwell altogether. The best way to access the top floor is by using your most agile character withMisty SteporFly. Abalcony across the hall from Jannath’s bedroomcan be accessed by jumping out a window.
Once on the balcony,go to the furthest west sideand useFlyorMisty Stepto access the small ridge of roofing on the west side of the building. There, you can use the same actions to reach a higher balcony.
The highest balcony will have a door leading to the top of the stairwell that contains the Cursed Skulls. This way, you have successfullyavoided all the Cursed Skullsand canwalk straight to the atelier.
There will be paintings and easels around the attic.Pick up the painting of Oskar and interact with the empty easel. Combine the Oskar painting inside the easel to unlock a secret door. The secret door will reveal a hidden painting.
Equip the Torch of Revocation into your weapon slotand interact with the hidden painting to break the curse.
This ghost will head directly to Lady Jannath’s roomand attempt to kill Oskar unless you help. TheCursed Skulls will disappearafter burning the hidden painting. You will have toreturn to the bedroom to defend the couplequickly.
How To Save Oskar From Kerrie
Back in the bedroom, Kerri will be confronting Oskar for not letting her rest in peace. You have a few optionshere.
To pacify Kerri, you must have high skills inPersuasion, Intimidation,orDeception.
If you initiate a fight with Kerri, you will also have to deal with multiple poltergeists.Oskar will also have 1 healththanks to you knocking him out earlier. To make things even worse,Kerri can possess youwhich will make you attack others and make Oskar attack you.
It is safe to say thatyou will want to convince Kerri to let bygones be bygonesinstead of fighting.
